Luxury Vinyl Tile
LVT Flooring Supplied and Fitted Across Surrey
Waterproof, warm underfoot and quietly convincing. Karndean and equivalent LVT supplied, screeded and fitted across Surrey, West Sussex and Hampshire.
Luxury vinyl tile has become the default choice for kitchens, boot rooms, bathrooms and open-plan spaces — and with good reason. It is genuinely waterproof, warmer and quieter underfoot than tile or laminate, works beautifully over underfloor heating, and the current Karndean and comparable ranges hold detail that is hard to tell from the real material. Whether you are searching for wood effect flooring, oak effect flooring or stone effect flooring, the answer is almost always LVT.
Wood effect LVT is the most popular specification we fit — oak effect planks in natural, smoked and limed finishes that give you the look of a real timber floor with none of the maintenance. For something more decorative, herringbone vinyl flooring and parquet effect flooring recreate classic geometric patterns at a fraction of the cost of a real parquet floor. Stone effect tiles deliver the look of limestone, slate or poured concrete without the cold or the sealing.
What separates a good LVT installation from a disappointing one is almost entirely preparation. The subfloor must be flat, dry and clean; we provide a full latex screeding and subfloor preparation service so the LVT goes onto a sound base. We survey for that at the measure stage and put it in the quote rather than discovering it on fitting day.
Design is the other half of the job. Herringbone, chevron, brick bond and stone tiles with feature strips all change the proportions of a room. We set out the pattern on paper first so the focal lines land where they should.
Across Surrey
Local measuring, preparation and fitting.
We supply and fit LVT flooring throughout Surrey, with regular home visits in Cranleigh, Guildford, Godalming, Dorking, Haslemere and Farnham, plus Farncombe, Milford, Elstead, Chiddingfold, Shamley Green, Ewhurst and nearby villages. We bring Karndean and equivalent LVT samples, inspect the subfloor and explain the preparation before quoting.
The range
Choosing the right specification.
Wood & oak effect planks
Wood effect and oak effect flooring in natural, smoked and limed finishes — the look of real timber, waterproof and maintenance-free. Karndean Korlok and Van Gogh are the ranges we fit most.
Design-led ranges
Design-led LVT tiles and planks with a broad palette, borders and feature strips for bespoke layouts — equivalent ranges with the same kind of looks as Amtico Signature.
Herringbone & parquet effect
Herringbone vinyl flooring and parquet effect patterns laid at 90° or mitred chevron. Transformative in hallways and kitchens; slower to fit, worth the difference.
Stone & concrete effect
Stone effect flooring in large-format tiles with optional grouting strips — the look of limestone, slate or poured concrete without the cold.
Wet rooms & utilities
Fully waterproof specification with sealed perimeters and coved detail where required.
Underfloor heating
Compatible across the range when commissioned correctly. We advise on temperature limits and acclimatisation.
What to consider
Honest advice before you commit.
Subfloor preparation decides the result
Every dip and ridge telegraphs through thin LVT. Latex screed or ply overlay is an investment in the finish, not padding on the quote.
Gluedown versus click
Gluedown is the more stable, more durable specification and what we usually recommend. Click systems suit rental or short-term projects.
Acclimatisation matters
Planks need time in the room at working temperature before fitting, particularly over underfloor heating. We build that into the schedule.
Pets and paws
LVT is one of the best pet floors available — scratch-resistant, waterproof and easy to mop. Choose a textured finish for grip.
Pricing guidance
What affects your fitted price.
Every home is different, so we price after a free measure rather than advertise a misleading headline rate. Your written quotation itemises the product, preparation, accessories and fitting.
Product range
Wear layer, plank size, finish and design details vary between Karndean and other equivalent ranges.
Subfloor condition
Moisture control, smoothing compound, ply overlay and repairs are assessed and itemised after inspection.
Laying pattern
Straight planks are quicker to install than herringbone, chevron, borders or feature-strip designs.
Room details
Area, thresholds, islands, doorways, uplift and disposal all affect the time and materials required.
Common questions
Quick answers.
- Is wood effect flooring the same as LVT?
- Usually, yes. Most searches for wood effect flooring, oak effect flooring or herringbone vinyl flooring are looking for luxury vinyl tile — a waterproof plank or tile that realistically imitates timber or stone. Karndean and comparable premium ranges make the most convincing versions, and we bring samples so you can judge in your own light.
- Is Karndean or Amtico better?
- Both are excellent premium brands. Karndean tends to offer slightly more forgiving rigid-core options for uneven subfloors; Amtico leads on design detail, borders and bespoke layouts. We don't stock Amtico, but we fit equivalent design-led ranges with a similar palette and laying options — we bring samples so you can compare the looks side by side.
- Can LVT go over underfloor heating?
- Yes. Karndean and equivalent LVT ranges are both suitable over water and electric underfloor heating, provided the surface temperature stays within the manufacturer's limit — usually 27°C.
- Is LVT waterproof?
- Yes — the plank itself is fully waterproof, which is why it suits kitchens, utilities and bathrooms. Sealing the perimeter properly is what keeps water out of the subfloor.
- How long does an LVT floor last?
- A well-fitted gluedown floor in a domestic setting typically lasts 20 years or more, with manufacturer guarantees commonly running to 20–25 years.
- Do you fit LVT outside Surrey?
- Yes — we cover Surrey, West Sussex and Hampshire, including Horsham, Billingshurst, Petworth, Midhurst, Haslemere, Liphook and Petersfield.
