Luxury vinyl tile has become the default choice for kitchens, boot rooms, bathrooms and open-plan spaces — and with good reason. It is genuinely waterproof, warmer and quieter underfoot than tile or laminate, works beautifully over underfloor heating, and the current Karndean and Amtico ranges hold detail that is hard to tell from the real material.
What separates a good LVT installation from a disappointing one is almost entirely preparation. The subfloor must be flat, dry and clean; latex screed and ply overlay are often needed. We survey for that at the measure stage and put it in the quote rather than discovering it on fitting day.
Design is the other half of the job. Herringbone, chevron, brick bond and stone tiles with feature strips all change the proportions of a room. We set out the pattern on paper first so the focal lines land where they should.

Rigid-core and gluedown wood-effect planks with deep embossing. A reliable, forgiving specification for family homes.
Amtico Signature & Spacia
Design-led tiles and planks with a broad palette, borders and feature strips for bespoke layouts.
Herringbone & chevron
Small-format planks laid at 90° or mitred. Transformative in hallways and kitchens; slower to fit, worth the difference.
Stone & concrete effect
Large-format tiles with optional grouting strips — the look of limestone or poured concrete without the cold.
Wet rooms & utilities
Fully waterproof specification with sealed perimeters and coved detail where required.
Underfloor heating
Compatible across the range when commissioned correctly. We advise on temperature limits and acclimatisation.

Subfloor preparation decides the result
Every dip and ridge telegraphs through thin LVT. Latex screed or ply overlay is an investment in the finish, not padding on the quote.
Gluedown versus click
Gluedown is the more stable, more durable specification and what we usually recommend. Click systems suit rental or short-term projects.
Acclimatisation matters
Planks need time in the room at working temperature before fitting, particularly over underfloor heating. We build that into the schedule.
Pets and paws
LVT is one of the best pet floors available — scratch-resistant, waterproof and easy to mop. Choose a textured finish for grip.

Quick answers.
- Is Karndean or Amtico better?
- Both are excellent. Karndean tends to offer slightly more forgiving rigid-core options for uneven subfloors; Amtico leads on design detail, borders and bespoke layouts. We show samples of both side by side.
- Can LVT go over underfloor heating?
- Yes. Karndean and Amtico are both suitable over water and electric underfloor heating, provided the surface temperature stays within the manufacturer's limit — usually 27°C.
- Is LVT waterproof?
- Yes — the plank itself is fully waterproof, which is why it suits kitchens, utilities and bathrooms. Sealing the perimeter properly is what keeps water out of the subfloor.
- How long does an LVT floor last?
- A well-fitted gluedown floor in a domestic setting typically lasts 20 years or more, with manufacturer guarantees commonly running to 20–25 years.
- Do you fit LVT outside Surrey?
